The two Installment Sections at the top of the bill tell you when the first and second installment payments of your taxes are due, and what amount must be paid by that date. Both installments may be paid on or before the due date of the first installment or you may pay each installment on or before the due date shown for that installment on the tax bill.
Mailed payments must be POSTMARKED ON OR BEFORE THE DUE DATE. You may also pay in person at the:

When paying in person, PLEASE bring the entire bill.

PAYMENT IS VOID IF THE CHECK FAILS TO CLEAR. If payment is late, Illinois law requires a 1 1/2% interest penalty per month, or any portion thereof. To avoid this penalty you must pay on or before the due date.
Late payments received without the penalty included will be returned.
Failure to receive a tax bill or receiving it late, for any reason, will not relieve tax payer from paying taxes or late penalties. If you have not received your tax bill or your mailing address has changed, contact the Boone County Treasurer's Office immediately.

The Permanent Property Number, also called the PIN Number is the number that uniquely identifies your property from all others. This is the number that county officials use, rather than a street address or legal address. You should include this number on all tax payments and in all correspondence or communications with the Treasurer, Supervisor of Assessments or County Clerk regarding your property.

Name and Mailing Address
This is the name of the Person Responsible for the payment of taxes, and their mailing address. If your bank or mortgage company pays taxes for you, you should contact them, or forward your tax bill to them as soon as you receive it.
If you are not responsible for payment of a tax bill you receive, contact the Boone County Treasurer's Office immediately.

Property Description
This is the legal property description which includes boundaries and other specific details to identify your property. Legal descriptions can be extremely lengthy and confusing, but are required to be used to identify property on deeds and other legal property documents. If you aren't sure if your legal description is accurate, you should compare it to the description on your property title or deed, or contact the County Clerk's office for assistance.

1999 Taxable Value
This area shows the Previous Year Total Taxable Value of your property, so that you can compare it to the Current Year Values, and see how your property has increased or decreased in Taxable Value. Changes in exemptions, improvements to buildings, and equalizers can also cause these values to increase.

Fair Cash Value
Also know as Market Value, your Township Assessor works to arrive at an assessed value that is one-third of the Market Value by comparing your property to similar properties that have sold in your neighborhood and by analyzing that information relative to the replacement cost for your land and the improvements on the land. Land / Dwelling:
These are the Assessed Values your Township Assessor has assigned to your land and to any buildings on your land (improvements). Together, they comprise the Current Assessment Total which is 33 1/3 of the Fair Cash or Market Value of the non-farm property.

State MultiplierA state multiplier is applied to parcels by the State of Illinois to ensure an equitable apportionment or distribution of the tax burden among taxpayers. An equalizer of less than 1.0 lowers your property value, and your tax burden. An equalizer of more than 1.0 increases your property value and tax burden. An equalizer of 1.0 makes no change to your property value or the amount of taxes you will pay.

Taxable Value
The Taxable Value of your Property, after certain exemptions and equalizers have been applied. This is the amount that the total tax rates will be applied to in determining your taxes.
The total amount of taxes due is the Total Tax Rate times your Taxable Value as listed on your tax bill.
REMEMBER: The Total Tax Rate is a percentage, so move your decimal point two places to the left when multiplying!
FOR EXAMPLE:   (using the bill above)
Total Tax Rate X Taxable Value = $ Amount Taxes Due
.0076463 x $29,712.00 = $2,271.88 Due.

TAX RATE
Total of all tax rates levied by various taxing districts on your property. The rate is per $100.00 valuation - in other words a percentage. Another way to figure it is to divide your Taxable Value by 100, then multiply by the tax rate. (No need to move any decimal points using this method.)
EXAMPLE: $29,217.00 divided by 100 = $297.12 X 7.6463 = $2,271.88 (rounded).

Total Amount of Taxes Due
This is the total amount of taxes you owe. Two installments are allowed to make payments less burdensome for taxpayers, but the installments must be made on time to avoid penalties. Return to Sample Tax Bill
